Zoneworks HIVE system & Emergency Lighting
Upgrades

Project Overview

The Andrew Huxley Building is a specialist academic and research facility located within University College London’s Bloomsbury campus on Gower Street, London. The building supports postgraduate teaching and research activity, including laboratory environments used for neuroscience and biomedical research and operates within UCL’s central London estate.

As part of a wider estate strategy, the Andrew Huxley Building was selected as the second site in UCL’s ongoing rollout of the Zoneworks HIVE system and emergency lighting upgrades. The project forms part of a broader programme focused on standardising emergency lighting compliance across a large and diverse university estate.

Challenges

UCL is responsible for managing approximately 300 buildings, many of which contain specialist spaces with restricted access, including laboratories and research areas. Across the estate, existing emergency lighting systems varied in age, performance and reliability.

Manual flick testing required qualified engineers to travel between sites, increasing maintenance time and cost. In some areas, limited access to occupied or secure spaces made routine testing difficult to programme and manage. Ongoing battery and fitting replacement added further operational burden, making consistent compliance challenging to maintain across multiple buildings.

Solution

For the Andrew Huxley Building, Zoneworks HIVE was selected to provide centralised monitoring and testing of the emergency lighting system.

Clevertronics supported the project through site surveys and the delivery of compliant emergency lighting designs tailored to the building’s layout and use. The selected system provides automated testing and reporting, long‑life battery technology and extended warranty coverage, supporting UCL’s requirement for a consistent and repeatable solution across multiple sites. UCL selected Clevertronics based on the level of technical support provided and the ability to understand estate‑wide operational requirements before proposing a solution. Key factors included system monitoring and reporting capability, reduced ongoing maintenance, and long‑term reliability.

Outcome

The Andrew Huxley Building installation supports UCL’s wider objective of simplifying emergency lighting compliance across its estate. By implementing a monitored system with long‑life components, the project is expected to reduce routine manual testing, minimise the need for site visits and remove the burden of frequent battery replacement. The building now forms part of a scalable estate‑wide approach designed to deliver reliable, burden‑free compliance over the long term, supporting UCL’s ongoing facilities and maintenance strategy.
